We understand the hard work associated with property management. We also recognize that our doing a good job reflects on the property managers that we do business with. We have identified several areas to focus on with regards to providing above average service as it relates to the managers They are as follows:
We
have an excellent, twenty-four hour a day, seven days a week Emergency
Response Program. We have a truck that is rigged with a generator,
commercial wet vacuum, a submersible pump, sand bags, ropes and pulleys,
chain saws and bow saws, hand tools and other equipment for many emergencies.
We stock plywood at our shop. If we have even one property with you
we will respond to an emergency situation on any property in your care.
A fair hourly rate has been established . Please call for more information.
We
are big on documentation Every site inspection, committee meeting,
or complaint generates a typed report. The report will outline salient
points, make recommendations and provide a time line for action. We live
and die by these reports and have an excellent reputation of following
through.
If you invite
us to bid on one of your properties, we will put an impressive bid
package together. Our presentation includes a cover letter, standard
five page, CLCA recommended contract form (if a contract form is not provided),
referral list, sample copies of insurance certificates and some 'drop in'
information sheets from our brochure.

Bay Grounds Maintenance is a division of Pettyjohn Construction Company.
Pettyjohn Construction was originally A-1 Concrete Services (we still use
this name for our equipment business), established in Redondo Beach in
1963. Our family has specialized in concrete and masonry construction with
an emphasis on waterproofing and site drain system work. We have brought
waterproofing solutions to many associations who have endured repeated
failures. We follow strict engineering guidelines and use the best products
available. We no longer offer construction to homeowners or general contractors.
We are only available to our S.B.G.M. clients or to the associations under
the care of our property managers. We can install or repair concrete and
masonry, install interior or exterior catch basins, site drain systems,
French drain systems and waterproof planters on decks or attached to homes
and structural retaining walls. Our construction services carry varying
warranties.
